Nghi Son EZ has a natural area of 106,000 hectares (including: 66,498 hectares of mainland and islands, 39,502 hectares of water surface) located in the south of Thanh Hoa province, on the North-South exchange axis of the country, 40 km from Thanh Hoa city, 190 km south of Hanoi capital, connecting the North area with the Central, the Northwest and the South area, with the markets of Southern Laos and Northeast Thailand.

According to the Decision approving the adjustment and expansion of the construction master plan of Nghi Son economic zone, Thanh Hoa province to 2035: total area will be about 23,249.4 hectares.

The goal of construction is to become a multi-sector, multi-field general economic zone, with a focus on heavy industry and basic industries such as: petrochemical, high-grade steel-rolling, mechanical engineering, electricity, building materials, production of consumer goods, processing and export, construction of urban areas, tourist areas... associated with the construction and effective exploitation of Nghi Son seaport. Includes these sections:

- Urban areas

- Industrial Parks and Warehouses: IP number 1, 2, 3, 4, 5, 6 and metallurgical IP (in the meantime)

- Port areas

- Eco zone

- Garbage disposal area

- Cemetery area
